Adding value to existing buildings instead of just repairing them.
Whether energy-efficient refurbishment, floor plan changes or comprehensive modernisation: SeBa Bauträger GmbH brings existing buildings up to date – technically, in terms of energy efficiency and visually.
Overview
Who benefits from a renovation?
A renovation is worthwhile for owners who want to bring an existing building – whether owner-occupied or as an investment – up to date in terms of energy efficiency, technology or appearance. This ranges from the targeted modernisation of individual rooms to the comprehensive core refurbishment of an older building.
Unlike new construction, renovation focuses on the existing building fabric: What can be preserved, what should be renewed, and where is an energy upgrade particularly worthwhile? These questions are clarified together as part of a survey before work begins.
Recognising the substance
A good renovation starts with an honest look at the existing building – only then can you sensibly plan what is really worthwhile.
What renovation can include
Survey and assessment of refurbishment needs before construction begins
Floor plan changes, extensions and additional storeys
Renewal of electrical, plumbing and heating installations
Modernisation of bathrooms, kitchens and living areas
Coordination of all trades involved while the building is in use or vacant
Renovations often bring surprises that only become apparent when walls or floors are opened up. That is why the scope of services is described as specifically as possible in advance – and possible additional costs due to unforeseen findings are communicated transparently instead of appearing at the end on the invoice.
Process of a renovation
1
Survey of existing conditions
On-site inspection, assessment of the building fabric and clarification of the desired result.
2
Planning & quotation
Definition of the scope of services and costing based on the survey.
3
Implementation
Coordinated execution of the trades according to the agreed schedule.
4
Acceptance & handover
Joint inspection, protocol and handover of the modernised building.
When renovating existing building fabric, additional measures that could not be identified in advance may arise during execution. Such additional services are calculated transparently before execution and only carried out after written confirmation.
Questions about your renovation?
An on-site appointment clarifies what can sensibly be done to your building.
That depends on the scope of the work. For individual trades, such as a bathroom renovation, it is often possible to stay in the house. For comprehensive core refurbishments, moving out temporarily is usually advisable, which is discussed during planning.
In any case, a realistic schedule is drawn up before work begins, making phases of noise, dust and restricted access as transparent as possible.
If unexpected damage, such as moisture or dilapidated building fabric, becomes apparent when walls, floors or the roof are opened up, this is documented and reported to the client immediately. Additional measures are only carried out after consultation and cost confirmation.
Whether and to what extent energy-efficient refurbishment pays off depends on the structural condition, current energy costs and possible subsidies. SeBa Bauträger GmbH advises on sensible measures; binding advice on subsidies is provided by the responsible specialist bodies.
Subsidy programmes such as those of the KfW may be available for certain refurbishment measures. The owner is responsible for submitting the application; SeBa Bauträger GmbH aligns the technical execution with common subsidy requirements, insofar as this has been agreed.
The duration depends heavily on the scope – from a few weeks for individual rooms to several months for a comprehensive core refurbishment. A realistic schedule is drawn up after the survey.
Floor plan changes are generally possible, provided they are feasible in terms of structural stability and building regulations. For load-bearing walls, a structural check and official approval may be required, which is taken into account during planning.
Yes, targeted modernisation of individual rooms, such as the bathroom or kitchen, is also part of our range of services. The scope is clarified in the initial meeting, regardless of whether it is a smaller or larger project.
For listed buildings, special requirements of the responsible monument protection authority apply. These are taken into account during planning and coordinated with the authority, insofar as this is necessary for the project.
Dust protection walls, coverings and careful site organisation are part of the usual procedure for renovation work. Noisy work is bundled wherever possible and announced in advance.
Yes, especially with comprehensive core refurbishments, the process is similar to turnkey construction: after deconstruction and technical renewal, complete interior finishing is carried out until the building is ready to move into. You can find details in the turnkey construction service area.
Would you like to discuss your renovation?
An on-site appointment is enough to start with – together, we can clarify what makes sense for your building.

Terms and Conditions
SeBa Bauträger GmbH – New construction, turnkey construction and renovation · Last updated: 22/09/2026
This translation is provided for information purposes only. In the event of any discrepancy, the German version shall prevail.
1. Scope
These General Terms and Conditions apply to all contracts between SeBa Bauträger GmbH, Königstraße 43a, 32547 Bad Oeynhausen, hereinafter referred to as SeBa, and its clients for the provision of services in the field of new construction, turnkey construction and renovation.
These Terms and Conditions apply to contracts with consumers as well as with entrepreneurs, unless otherwise agreed in the respective construction contract.
The client within the meaning of these Terms and Conditions is the person or company that concludes a contract with SeBa for the construction services offered.
Deviating, conflicting or supplementary general terms and conditions of the client do not become part of the contract unless SeBa expressly agrees to their validity in writing.
Mandatory statutory provisions, in particular the construction contract law of Sections 650a et seq. of the German Civil Code (BGB), remain unaffected by these Terms and Conditions.
2. Conclusion of contract
A construction contract is concluded by a written order confirmation or by both parties signing a construction or work contract between SeBa and the client.
The services, reference images and descriptions presented on the website serve as general information about the range of services offered by SeBa Bauträger GmbH. They do not constitute a binding offer to conclude an individual construction contract.
Unless expressly marked as binding, cost estimates and quotations are subject to change and non-binding until a written order confirmation has been issued.
SeBa is entitled to decline enquiries if the requested services cannot be offered due to a lack of capacity or for technical, legal or building regulation reasons.
3. Range of services
SeBa offers services in the fields of new construction, turnkey construction and renovation. Depending on the individual agreement, the following services in particular may be provided:
Planning and consulting for new construction and refurbishment projects
Preparation and submission of the documents required for the building permit
Shell construction work and erection of new buildings
Turnkey interior and exterior finishing
Coordination of the trades and subcontractors involved
Energy-efficient refurbishment and modernisation of existing buildings
Conversion, extension and renovation work
Demolition and deconstruction work, including disposal and removal of construction waste
Site management and construction supervision
Other comparable services, insofar as they are individually agreed and legally permissible
Which services are actually provided depends on the individual specification of works or building specification for the respective contract. Not every service presented on the website is automatically part of every construction project.
4. Specification of works and building specification
The specific scope of services of a construction project is recorded in an individual specification of works or building specification, which becomes part of the respective contract.
The general descriptions on the website do not replace an individual building specification or specification of works. The description agreed in the individual case is solely decisive for scope, fittings and standard of execution.
Services not expressly included in the specification of works are generally not owed and can be commissioned separately as additional services.
5. Planning and building permit
Where agreed, SeBa assists in preparing and submitting the documents required for the building permit to the responsible building authority.
The granting of a building permit lies within the competence of the respective authority and outside SeBa's sphere of influence. Processing times and official requirements may affect the agreed schedule.
If the start of construction is delayed due to official proceedings, the agreed schedule is postponed accordingly without giving rise to any claims against SeBa, unless SeBa is responsible for the delay.
6. Prices and cost estimate
Unless a fixed price has been expressly agreed, cost information is based on a calculation at the time the quotation was prepared and is subject to the actual determination of quantities and volumes after completion of planning.
For turnkey construction projects, a fixed price is generally agreed on the basis of the agreed specification of works and building specification. Changes to the scope of services may lead to an adjustment of the price.
Unless otherwise stated, all prices are subject to statutory VAT.
7. Payment schedule and instalment payments
Payment is made according to a payment schedule set out in the contract, which is based on actual construction progress. Instalment invoices are issued after completion of the respective construction phase.
For contracts with consumers for the construction of a building, the statutory requirements regarding the amount and due date of instalment payments, in particular pursuant to Section 650m BGB, are observed.
Unless otherwise agreed, invoice amounts are due for payment without deduction within 14 days of receipt of the invoice.
In the event of late payment, SeBa is entitled, after prior notice, to suspend construction work until the amounts due have been paid, insofar as the delay is significant.
8. Construction time and deadlines
The schedule for the start of construction, construction phases and completion is agreed individually before the contract is concluded and recorded in the construction contract.
Delays due to weather conditions, official proceedings, supply shortages of building materials, force majeure or circumstances for which the client is responsible extend the agreed deadlines accordingly, without SeBa being held responsible for this.
SeBa informs the client of foreseeable delays as early as possible and works towards an appropriate adjustment of the schedule.
9. Client's obligations to cooperate
The client provides the documents, access and decisions required for construction in good time, in particular land register extracts, powers of attorney, connection permits and decisions on details of fittings.
If construction is delayed due to missing or late cooperation by the client, the schedule is extended accordingly; any additional costs incurred as a result may be charged to the client.
10. Change requests and additional services
Change requests by the client that go beyond the agreed specification of works are checked before execution with regard to technical feasibility, additional costs and effects on the schedule.
Additional services are only carried out after written confirmation by both contracting parties. Without this confirmation, there is no entitlement to the execution of the additional service.
For reasons of verifiability, verbal agreements on the construction site should be confirmed in writing promptly.
11. Materials and standard of execution
The materials used and the standard of execution are based on the agreed specification of works. Unless a specific make has been agreed, SeBa selects commercially available materials of comparable quality.
Deviations from sample images, reference images or example projects presented on the website with regard to colour, structure or grain are possible within customary commercial tolerances and do not constitute a defect.
12. Site set-up and access
The client ensures that the construction site is accessible for the agreed construction work, in particular with regard to access roads, construction power and construction water connection, unless otherwise stipulated in the contract.
SeBa is entitled to set up facilities required for construction, such as site fencing, scaffolding or containers, on the building plot and to remove them again after completion of construction.
13. Acceptance
After completion of the agreed construction phase or the entire construction project, the client carries out a formal acceptance, during which the condition of the structure is jointly inspected and recorded in a protocol.
Minor defects that do not significantly impair the use of the structure do not entitle the client to refuse acceptance; they are recorded in the acceptance protocol and remedied within a reasonable period.
If the client puts the completed work into use without formally declaring acceptance or communicating justified reasons for refusal, the statutory provisions on tacit acceptance apply.
14. Warranty and claims for defects
The statutory warranty provisions apply to defects in the construction work performed, in particular the provisions of construction contract law pursuant to Sections 633 et seq. BGB.
If a defect becomes apparent after acceptance, SeBa must first be given the opportunity to remedy it within a reasonable period before further rights in respect of defects are asserted.
The warranty period is governed by the statutory provisions and begins with the acceptance of the respective work.
15. Retention of title
Materials supplied and installed by SeBa remain the property of SeBa until the respective invoice has been paid in full, insofar as this is legally permissible and not precluded by installation into the property.
16. Insurance and transfer of risk
Until acceptance, SeBa bears the risk of accidental deterioration or destruction of the work, unless otherwise provided by law. Upon acceptance, the risk passes to the client.
SeBa maintains the insurance customary for construction work, in particular business liability insurance.
17. Liability
SeBa is liable in accordance with the statutory provisions for damage caused intentionally or through gross negligence, as well as for damage resulting from injury to life, body or health.
For damage resulting from the slightly negligent breach of material contractual obligations, SeBa's liability is limited in amount to the damage typically foreseeable under the contract, insofar as legally permissible.
A further limitation of liability does not apply insofar as mandatory statutory liability provisions conflict with it, in particular under the German Product Liability Act.
18. Force majeure and exceptional events
If a service cannot be provided temporarily due to exceptional circumstances for which SeBa is not responsible, the statutory provisions apply.
This may include in particular extreme weather conditions, official orders, significant supply shortages of building materials or comparable events. SeBa informs the client of foreseeable effects as early as possible.
19. Termination and withdrawal
The right of both contracting parties to extraordinary termination for good cause as well as the statutory termination rights pursuant to Sections 648 and 648a BGB remain unaffected.
If the client terminates without good cause, SeBa retains the right to the agreed remuneration less saved expenses, unless otherwise provided by law.
For reasons of verifiability, termination should be made in text form.
20. Right of withdrawal for consumer contracts
Insofar as a contract with a consumer is concluded under the statutory requirements as a distance contract or an off-premises contract, statutory rights of withdrawal may exist.
Insofar as a statutory right of withdrawal exists, the client will be informed of this separately and in the form prescribed by law. The statutory provisions on the start, duration, exercise and possible exclusions of the right of withdrawal remain unaffected.
21. Complaints and feedback
SeBa values open and solution-oriented communication. Complaints, requests or comments on construction work can be addressed directly to SeBa and are reviewed as promptly as possible.
22. Data protection
Personal data is processed within the framework of the applicable statutory data protection provisions. Further information can be found in the separate privacy policy of SeBa Bauträger GmbH.
23. Applicable law
The contractual relationship is governed by the law of the Federal Republic of Germany, unless mandatory statutory consumer protection provisions conflict with this. The United Nations Convention on Contracts for the International Sale of Goods does not apply.
24. Place of jurisdiction
For consumers, the statutory rules on place of jurisdiction apply. With entrepreneurs, SeBa's registered office may be agreed as the place of jurisdiction, insofar as legally permissible.
25. Severability clause
Should any provision of these General Terms and Conditions be or become invalid in whole or in part, the remaining provisions shall remain unaffected. The invalid provision shall be replaced by the statutory provisions.
