About us
Every construction project comes with its own ambitions: the first home of your own, an apartment building as an investment or the fundamental modernisation of an existing building. SeBa Bauträger GmbH supports clients in the Bad Oeynhausen and East Westphalia-Lippe region through every phase of the project – from the first planning idea and the building permit to the turnkey handover.
The focus is not on the individual trade but on the project as a whole: How can a plot be developed sensibly? Which schedule is realistic? Where is the effort of a renovation worthwhile, and where is a targeted modernisation enough? These questions are clarified together with the client before the first sod is turned – creating buildings that suit the people who live in them or invest in them.
A construction project succeeds when planning, deadlines and execution work hand in hand – and the client knows exactly where things stand at all times.
A realistic construction schedule and regular site reports instead of vague announcements.
Tested materials, careful workmanship and an execution that still convinces years later.
Comprehensible cost calculations and open communication on every construction phase.
A dedicated project manager coordinates all trades – for short communication paths and clear answers.

FAQ
An overview of process, costs and responsibilities. Questions about a specific service area are answered in detail on the respective page.
It starts with a personal meeting. This covers the plot or existing building, the intended use, initial ideas about size and fittings, and the time frame. Only then can we sensibly assess which scope of services and which costing are realistic.
Wherever possible, this initial meeting takes place on site so that local conditions can be assessed directly. It involves no costs and no obligation – at the end, you receive an initial, non-binding assessment of feasibility, time frame and cost range.
No. Especially at the beginning, a plot, an existing building or a rough idea of the desired result is entirely sufficient. What matters is that the starting situation is described as precisely as possible. Together, we then clarify which planning makes sense and which steps come next.
The picture often only changes during the planning process anyway: what first looks like a simple conversion can turn out to be a larger project – and vice versa. That is why an open exchange is worth more than trying to fix every detail in advance.
The construction time depends on scope, permit situation and weather. A new build usually includes planning, the permit procedure, shell construction and interior finishing; a renovation can be considerably shorter depending on its scope. A realistic schedule is agreed jointly before the contract is concluded.
During the construction phase, regular site reports keep you informed of the current status. Delays, for example due to weather or delivery times, are communicated openly so that there are no unpleasant surprises.
New construction means erecting a building from the ground up, either up to the shell stage or in partial finishing stages. Turnkey construction goes further: here, the building is completed until it is ready to move into, including interior finishing, building services and final cleaning – you receive a house you can move into straight away.
Which option is suitable depends on your wish to contribute your own work, your budget and your time frame, and is discussed individually.
Before construction begins, there is a detailed cost breakdown and specification of works listing all agreed trades and standards of fittings. Payment is made in instalments according to actual construction progress – so it is always clear what has already been paid for.
Additional requests that go beyond the agreed scope of services are calculated and confirmed separately before they are carried out, so that no unexpected items arise.
Compiling and submitting the documents required under building regulations can be taken over as part of the planning services. The specific scope – such as the building application, structural calculations or energy efficiency certificates – is agreed individually with the client.
Processing times at the responsible building authority are beyond the control of SeBa Bauträger GmbH and are taken into account as an uncertainty factor in the schedule.
Change requests are generally possible, provided they are technically feasible and compatible with the ongoing construction process. Before implementation, they are checked for additional costs and effects on the schedule and confirmed in writing.
This way, it remains clear for both sides which adjustment was agreed when and how it affects costs and construction time.
SeBa Bauträger GmbH carries out construction projects in Bad Oeynhausen and the wider East Westphalia-Lippe region. The exact catchment area depends on travel distance, project size and available capacity.
For projects outside this core area, it is worth asking briefly in the initial meeting whether and on what terms implementation is possible.
Existing documents on the plot or existing building are helpful, such as a site plan, floor plans or a land register extract, as well as a rough idea of the scope and desired time frame. However, none of this is strictly necessary.
Even without complete documents, the meeting can clarify which further steps make sense and which information should be obtained next.
Initial cost estimates in advance serve as a rough guide and are non-binding as long as no complete specification of works is available. A quotation only becomes binding with the written order confirmation based on the agreed planning.
From this point on, scope, fittings and price are bindingly recorded for both sides and form the basis for the further construction process.
Depending on the trade and project, both our own staff and carefully selected subcontractors are deployed. In every case, site management and coordination remain with SeBa Bauträger GmbH throughout.
For the client, this means one contact person for all trades, regardless of which company actually carries out the individual work.
Site management supervises the work through regular inspections of the individual construction phases before the next step is released. Deviations from the agreed specification of works are detected and corrected at an early stage.
In addition, experience from previous projects feeds into ongoing quality assurance, for example in the selection of materials and construction details.
Complaints are addressed directly to the responsible project manager and reviewed promptly from there. A dedicated contact person ensures that concerns do not get lost between different responsibilities.
For defects after acceptance, the statutory warranty rules apply; SeBa Bauträger GmbH is first given the opportunity to remedy the defect before further steps are discussed.
There is no fixed minimum size. Whether a project can be sensibly implemented depends less on its size than on scope, effort and the capacity available at the time.
If in doubt, a short enquiry is worthwhile, even for smaller projects such as partial deconstruction or a targeted modernisation.
Yes, depending on the project, the four service areas can be sensibly combined, for example demolition followed by new construction, or renovation with turnkey interior finishing. The transitions are coordinated throughout by SeBa Bauträger GmbH.
Which combination makes sense depends on the initial condition of the plot or building and the client's goals, and is discussed individually.
SeBa Bauträger GmbH focuses on carrying out construction projects. An initial assessment of feasibility and cost range is possible as part of the non-binding initial meeting.
However, a separate, ongoing consulting service without reference to a specific construction project is not part of the regular range of services.
Continuous presence is not necessary. Important decisions and appointments, for example for acceptance, are announced in good time so that you can plan to attend.
Regular site reports keep clients who cannot or do not wish to be on site all the time up to date on the current status.
Reference visits are generally possible by arrangement and subject to the consent of the respective owners. Out of respect for their privacy, this is not offered as standard but on individual request.
Alternatively, the standard of execution and quality of materials can also be explained clearly using examples and in a personal meeting.
Yes, especially with apartment buildings or larger plots, construction projects can be divided into several phases, for example to stagger investments over time. The planning takes into account the dependencies between the individual phases.
For investors with several properties, it can also be checked whether, and in which order, a bundled implementation makes sense.
Instalment invoices are settled by bank transfer to the business account named in the contract. Other payment methods are considered on request in individual cases.
Each instalment invoice states the associated construction phase, so that the payment can be matched to actual construction progress at any time.
Information on construction times, costs and permit procedures is intended as initial guidance. The individual specification of works, the applicable building regulations and the specific agreement in each individual case are decisive.

These General Terms and Conditions apply to all contracts between SeBa Bauträger GmbH, Königstraße 43a, 32547 Bad Oeynhausen, hereinafter referred to as SeBa, and its clients for the provision of services in the field of new construction, turnkey construction and renovation.
These Terms and Conditions apply to contracts with consumers as well as with entrepreneurs, unless otherwise agreed in the respective construction contract.
The client within the meaning of these Terms and Conditions is the person or company that concludes a contract with SeBa for the construction services offered.
Deviating, conflicting or supplementary general terms and conditions of the client do not become part of the contract unless SeBa expressly agrees to their validity in writing.
Mandatory statutory provisions, in particular the construction contract law of Sections 650a et seq. of the German Civil Code (BGB), remain unaffected by these Terms and Conditions.
A construction contract is concluded by a written order confirmation or by both parties signing a construction or work contract between SeBa and the client.
The services, reference images and descriptions presented on the website serve as general information about the range of services offered by SeBa Bauträger GmbH. They do not constitute a binding offer to conclude an individual construction contract.
Unless expressly marked as binding, cost estimates and quotations are subject to change and non-binding until a written order confirmation has been issued.
SeBa is entitled to decline enquiries if the requested services cannot be offered due to a lack of capacity or for technical, legal or building regulation reasons.
SeBa offers services in the fields of new construction, turnkey construction and renovation. Depending on the individual agreement, the following services in particular may be provided:
Which services are actually provided depends on the individual specification of works or building specification for the respective contract. Not every service presented on the website is automatically part of every construction project.
The specific scope of services of a construction project is recorded in an individual specification of works or building specification, which becomes part of the respective contract.
The general descriptions on the website do not replace an individual building specification or specification of works. The description agreed in the individual case is solely decisive for scope, fittings and standard of execution.
Services not expressly included in the specification of works are generally not owed and can be commissioned separately as additional services.
Where agreed, SeBa assists in preparing and submitting the documents required for the building permit to the responsible building authority.
The granting of a building permit lies within the competence of the respective authority and outside SeBa's sphere of influence. Processing times and official requirements may affect the agreed schedule.
If the start of construction is delayed due to official proceedings, the agreed schedule is postponed accordingly without giving rise to any claims against SeBa, unless SeBa is responsible for the delay.
Unless a fixed price has been expressly agreed, cost information is based on a calculation at the time the quotation was prepared and is subject to the actual determination of quantities and volumes after completion of planning.
For turnkey construction projects, a fixed price is generally agreed on the basis of the agreed specification of works and building specification. Changes to the scope of services may lead to an adjustment of the price.
Unless otherwise stated, all prices are subject to statutory VAT.
Payment is made according to a payment schedule set out in the contract, which is based on actual construction progress. Instalment invoices are issued after completion of the respective construction phase.
For contracts with consumers for the construction of a building, the statutory requirements regarding the amount and due date of instalment payments, in particular pursuant to Section 650m BGB, are observed.
Unless otherwise agreed, invoice amounts are due for payment without deduction within 14 days of receipt of the invoice.
In the event of late payment, SeBa is entitled, after prior notice, to suspend construction work until the amounts due have been paid, insofar as the delay is significant.
The schedule for the start of construction, construction phases and completion is agreed individually before the contract is concluded and recorded in the construction contract.
Delays due to weather conditions, official proceedings, supply shortages of building materials, force majeure or circumstances for which the client is responsible extend the agreed deadlines accordingly, without SeBa being held responsible for this.
SeBa informs the client of foreseeable delays as early as possible and works towards an appropriate adjustment of the schedule.
The client provides the documents, access and decisions required for construction in good time, in particular land register extracts, powers of attorney, connection permits and decisions on details of fittings.
If construction is delayed due to missing or late cooperation by the client, the schedule is extended accordingly; any additional costs incurred as a result may be charged to the client.
Change requests by the client that go beyond the agreed specification of works are checked before execution with regard to technical feasibility, additional costs and effects on the schedule.
Additional services are only carried out after written confirmation by both contracting parties. Without this confirmation, there is no entitlement to the execution of the additional service.
For reasons of verifiability, verbal agreements on the construction site should be confirmed in writing promptly.
The materials used and the standard of execution are based on the agreed specification of works. Unless a specific make has been agreed, SeBa selects commercially available materials of comparable quality.
Deviations from sample images, reference images or example projects presented on the website with regard to colour, structure or grain are possible within customary commercial tolerances and do not constitute a defect.
The client ensures that the construction site is accessible for the agreed construction work, in particular with regard to access roads, construction power and construction water connection, unless otherwise stipulated in the contract.
SeBa is entitled to set up facilities required for construction, such as site fencing, scaffolding or containers, on the building plot and to remove them again after completion of construction.
After completion of the agreed construction phase or the entire construction project, the client carries out a formal acceptance, during which the condition of the structure is jointly inspected and recorded in a protocol.
Minor defects that do not significantly impair the use of the structure do not entitle the client to refuse acceptance; they are recorded in the acceptance protocol and remedied within a reasonable period.
If the client puts the completed work into use without formally declaring acceptance or communicating justified reasons for refusal, the statutory provisions on tacit acceptance apply.
The statutory warranty provisions apply to defects in the construction work performed, in particular the provisions of construction contract law pursuant to Sections 633 et seq. BGB.
If a defect becomes apparent after acceptance, SeBa must first be given the opportunity to remedy it within a reasonable period before further rights in respect of defects are asserted.
The warranty period is governed by the statutory provisions and begins with the acceptance of the respective work.
Materials supplied and installed by SeBa remain the property of SeBa until the respective invoice has been paid in full, insofar as this is legally permissible and not precluded by installation into the property.
Until acceptance, SeBa bears the risk of accidental deterioration or destruction of the work, unless otherwise provided by law. Upon acceptance, the risk passes to the client.
SeBa maintains the insurance customary for construction work, in particular business liability insurance.
SeBa is liable in accordance with the statutory provisions for damage caused intentionally or through gross negligence, as well as for damage resulting from injury to life, body or health.
For damage resulting from the slightly negligent breach of material contractual obligations, SeBa's liability is limited in amount to the damage typically foreseeable under the contract, insofar as legally permissible.
A further limitation of liability does not apply insofar as mandatory statutory liability provisions conflict with it, in particular under the German Product Liability Act.
If a service cannot be provided temporarily due to exceptional circumstances for which SeBa is not responsible, the statutory provisions apply.
This may include in particular extreme weather conditions, official orders, significant supply shortages of building materials or comparable events. SeBa informs the client of foreseeable effects as early as possible.
The right of both contracting parties to extraordinary termination for good cause as well as the statutory termination rights pursuant to Sections 648 and 648a BGB remain unaffected.
If the client terminates without good cause, SeBa retains the right to the agreed remuneration less saved expenses, unless otherwise provided by law.
For reasons of verifiability, termination should be made in text form.
Insofar as a contract with a consumer is concluded under the statutory requirements as a distance contract or an off-premises contract, statutory rights of withdrawal may exist.
Insofar as a statutory right of withdrawal exists, the client will be informed of this separately and in the form prescribed by law. The statutory provisions on the start, duration, exercise and possible exclusions of the right of withdrawal remain unaffected.
SeBa values open and solution-oriented communication. Complaints, requests or comments on construction work can be addressed directly to SeBa and are reviewed as promptly as possible.
Personal data is processed within the framework of the applicable statutory data protection provisions. Further information can be found in the separate privacy policy of SeBa Bauträger GmbH.
The contractual relationship is governed by the law of the Federal Republic of Germany, unless mandatory statutory consumer protection provisions conflict with this. The United Nations Convention on Contracts for the International Sale of Goods does not apply.
For consumers, the statutory rules on place of jurisdiction apply. With entrepreneurs, SeBa's registered office may be agreed as the place of jurisdiction, insofar as legally permissible.
Should any provision of these General Terms and Conditions be or become invalid in whole or in part, the remaining provisions shall remain unaffected. The invalid provision shall be replaced by the statutory provisions.
